Amortization schedules provide payment-by-payment information, and can be viewed onscreen, printed, or saved to a file. Balloon payments allow negative amortization. The program graphically illustrates the real meaning of your data through its color 3-D charts.
It supports loan payments of every two weeks, twice a month, monthly, quarterly, semiannual, and yearly. It can quickly convert between different interest rate compounding periods and repayment frequencies, and also calculates the effective interest rate. Its tax time function will calculate yearly principal and interest (even when the two week payment option is selected), and provides estimated tax savings and tax adjusted payments. It also provides an extensive mortgage refinancing break-even analysis.
Other functions include remaining balance, balance versus equity, cost of loan, PITI (Principal, Interest, Taxes + Insurance), variable rate mortgage calculations, interest rate conversions to compensate for independent interest compounding and payment frequencies, and more. Mortgage Designer supports an unlimited number of mortgages, and stores each mortgage in a separate file.
